A Vancouver mailing address does not decide who permits your work. Homes inside city limits go through City of Vancouver Community Development; Salmon Creek, Felida, Hazel Dell and Orchards permit through Clark County — different fee schedules and inspection queues. Siding and re-roofing frequently require a permit, and decks and covered patios always do.
Much of the county's housing stock wears hardboard, T1-11 or early composite siding that has reached the end of a life it never really had here. When we pull it, we routinely find no kick-out flashing, no grade clearance, backwards housewrap laps and no sill pans. Those get corrected before new cladding goes on, not covered by it.
Nobody can price sheathing, rim joist and stud repair from outside a closed wall. We carry rot repair as a written allowance with a unit rate, open the wall with you there, and bill what we actually replace. A bid that shows no rot line on a 30-year-old Vancouver house is not a lower price — it is a deferred change order.
We phase water-open work so no elevation sits exposed through a storm, and specify prefinished products for winter schedules because field paint will not cure here from November through March. Gutters, downspout count and where the roof water discharges get designed too — sending it next to the foundation is how a dry crawlspace becomes a wet one.

Installed planning ranges for Vancouver homes, including tear-off, disposal, a new water-resistive barrier, flashing, trim and permits where required. Rot repair is a written allowance, and Washington sales tax applies to labor as well as materials.
