We get called for a stain under a window and find a missing sill pan. We get called for a soft spot on a deck and find a ledger bolted straight to unflashed siding. Water almost never comes through the field of a wall — it comes in where two systems meet, and those intersections are exactly what gets skipped when a re-side is priced by the square foot. So that is where we start: what failed, why it failed, and what has to be corrected before new cladding goes over it. Then we build the assembly the way the manufacturer's details actually specify, so the warranty is real and the wall dries.

An exterior remodel is a stack of assemblies, and each one only works if the one behind it was detailed correctly. Here is the full scope Serden Group coordinates — our own crew on the build, plus licensed, vetted trade partners for roofing, gutters and specialty work.

Envelope assessment

Before pricing anything we look for the reason you are calling: soft trim, staining below windows, cupped siding, moss lines, a wet crawlspace. Water gets in at details, not in the field of the wall, so we find the detail first.

Rot and structural repair

Sheathing, rim joists, studs, headers and deck ledgers that have taken water get replaced, not covered. This is the line item nobody can quote from the street, so we carry a written allowance and open it up with you standing there.

Water-resistive barrier and flashing

Housewrap or a self-adhered membrane, a rain screen gap where the assembly calls for one, kick-out flashing at roof-wall intersections, sill pans under every window, and head flashing that laps the right way. This is the whole job.

Siding and trim

James Hardie fiber cement, LP engineered wood, cedar or a mix, installed to the manufacturer's clearances and fastening schedule so the warranty survives. Corner boards, band trim, soffit, fascia and frieze detailed to match the architecture.

Windows and doors

Insert replacement where the existing frames are sound, full-frame where they are not — and full-frame is the honest answer more often than the sales pitch suggests. U-factor and SHGC selected to meet current energy code.

Roofing and ventilation

Tear-off, deck repair, underlayment, ice-and-water at valleys and penetrations, ridge and intake ventilation balanced so the attic dries, and step flashing woven correctly at every wall.

Gutters and drainage

Gutter sizing, downspout count and where the water actually goes. Discharging a roof next to a foundation is how a dry crawlspace becomes a wet one, so we route it away or tie it into a drain line.

Decks, patios and outdoor living

Engineered footings and posts, code-compliant ledger attachment and flashing, guardrails and stairs to current code, composite or cedar decking, and covered structures with real roof framing rather than a bolted-on kit.

Paint, permits and inspection

Exterior paint or factory finish, permits where the work requires them, RRP-compliant containment on pre-1978 homes, and final inspection sign-off — plus the manufacturer warranty paperwork registered in your name.

What pushes an exterior budget up

Rot found behind the old cladding, three-story or steeply sloped walls that need staging and scaffold, going full-frame on windows instead of insert, a rain screen assembly, historic or design review, lead-safe containment on pre-1978 homes, and pulling one failed layer off to discover a second one underneath.

What brings it down

Doing siding, windows and trim in one mobilization instead of three — the scaffold, the containment and the mobilization get paid for once. Keeping the existing window openings. Choosing a prefinished product so there is no field paint cycle waiting on dry weather.

What people forget to budget

Gutters and downspouts, which almost always come off with the siding. Exterior light fixtures, hose bibs, dryer and bath vents, and the electrical penetrations that all need new blocks and flashing. Landscaping and hardscape restoration. And the sequencing cost of a job that has to pause for weather.

Most exterior projects start with one visible symptom and one honest question: is this a repair, a replacement, or the moment to do the whole envelope at once. The answer usually turns on how old the water-resistive barrier is and how much staging the house needs.

Targeted repair

One wall, one bad detail, one section of trim. Right when the assembly is generally sound and the failure is local — a missing kick-out flashing, a leaking deck ledger, a rotted window sill.

Best when you need

  • — The damage is confined to one area
  • — The rest of the cladding has real life left
  • — You need the leak stopped, not a remodel

We will tell you when a repair is genuinely the right call. Selling a full re-side to fix one flashing detail is not a service.

Single-system replacement

All the siding, all the windows, or the whole roof — one system, done properly, on its own schedule. The most common project we run.

Best when you need

  • — One system has reached the end of its life
  • — You want to spread the work over several years
  • — Budget is the constraint, not access

Sequence matters: roof before siding, siding before final paint, windows with whichever of the two exposes their flashing.

Full envelope, one mobilization

Siding, windows, roof, trim, gutters and paint in a single project. The most expensive line on the estimate and usually the lowest cost per system, because staging, containment and mobilization are paid for once.

Best when you need

  • — Two or more systems are near end of life
  • — The house is tall or the site is tight
  • — You want one warranty conversation, not four

This is also the only path that lets us correct the water-resistive barrier and every flashing detail as a continuous assembly.

Planning interior work at the same time? A full home remodel that includes the envelope avoids doing drywall twice, and a home addition always includes new exterior work by definition.

Everything on the outside of the house that keeps water out and sets the curb appeal: siding, the water-resistive barrier and flashing behind it, windows and exterior doors, roofing and ventilation, gutters and downspouts, soffit, fascia and trim, exterior paint, and decks, covered patios and outdoor living spaces. Serden Group handles those as one coordinated scope so the flashing details where systems meet — roof to wall, window to siding, deck to house — are actually detailed rather than left to whoever shows up second.
For a typical 1,500–2,500 sq ft of wall area, a full siding replacement runs $28,000–$75,000 installed. Fiber cement like James Hardie and engineered wood like LP SmartSide land in the middle of that range; cedar and mixed-material designs sit at the top. The spread comes from three things: how much rot is behind the old cladding, how much scaffold the house needs, and whether the assembly gets a rain screen. We carry rot repair as a written allowance rather than a guess, and you see what we find.
Both perform well here when they are installed to spec, and installation matters more than the brand. Fiber cement is non-combustible, holds paint exceptionally well and is dimensionally stable, but it is heavy, brittle to handle and requires strict clearance from grade, roofs and decks. Engineered wood is lighter, faster to install and easier to cut cleanly, and its factory finishes are excellent, but the fastening schedule and cut-edge sealing are non-negotiable. The failures we get called to fix are almost never the product — they are missing kick-out flashing, no clearance at grade, or a water-resistive barrier that was lapped backwards.
Plan on $1,000–$2,400 per opening installed, depending on size, frame material and whether the replacement is insert or full-frame. Insert replacement keeps the existing frame and is less invasive and less expensive. Full-frame takes the window out to the rough opening, which is the only way to correct rot, install a proper sill pan and re-flash the opening — and on a house with water staining below the windows, it is the honest answer. We price both so the choice is yours with real numbers in front of you.
A roof replacement is typically 2–5 days. Windows run about 1–2 days per 8–10 openings. A full siding replacement on an average house takes 3–6 weeks, longer if rot repair is extensive or the house needs staging. A deck or covered patio is 2–5 weeks. A full envelope package — siding, windows, roof, trim and paint in one mobilization — is generally 8–14 weeks. Northwest weather is the wildcard, so we schedule the water-open phases in tight, sequenced windows rather than opening the whole house at once.
It depends on the jurisdiction and the scope. Re-roofing and siding replacement often require a permit; window replacement can trigger one when the opening size changes or when egress or structural headers are involved; decks and covered patios almost always require a permit and inspections. Vancouver, Clark County, Camas and Portland each set their own thresholds, and Portland adds historic and design review in some districts. We confirm what your address requires and pull the permits under our own license.
Yes, with sequencing discipline. Roof tear-offs, siding removal and full-frame window replacement are all phased so nothing is left open through a storm, and we use temporary weather protection and self-adhered membranes where field-applied products cannot cure. What genuinely has to wait is field-applied exterior paint and stain, which need dry weather and surface temperatures the Northwest will not reliably give you between November and March — so we specify prefinished products for winter work.
Exterior work consistently returns better than most interior projects in national cost-vs-value data, because it is the first thing a buyer sees and the first thing an inspector reports on. Siding, windows and a new roof also change how the house appraises and how it insures. We are contractors, not appraisers — but there is a difference between a house that reads as maintained and one that reads as deferred, and that difference shows up in offers.
