An address inside Vancouver city limits files a residential addition or alteration application with the city. An address in unincorporated Clark County goes through the county’s permit process for additional dwellings and structures, which covers additions, garage conversions, enclosing a covered patio, and ADUs. Neighboring streets can fall on opposite sides of that line. We confirm it against county mapping before we quote anything.

Setbacks and lot coverage come from your zone

Neither the city nor the county sets one universal addition setback — the number comes from the zone your lot sits in, along with maximum lot coverage and building height. Published figures for Clark County zones commonly land in the four-to-ten-foot range from side and rear lines, but the only number that matters is the one for your zone, and we verify it in writing before design.

If the addition creates a dwelling unit

Washington law now requires Vancouver and many other cities to allow up to two accessory dwelling units on a residential lot, with ADU floor area generally capped at 1,000 square feet.
