Camas permits its own work and its housing stock has a distinct signature. Four local facts shape almost every shower project we build here.
Unlike the unincorporated areas around Vancouver, Camas runs its own building and plumbing permit process through the city — separate review, separate fees, separate inspection queue from Clark County. A plumbing permit is required once a drain or supply line moves, a valve is added, or a tub becomes a shower.
Much of Camas was built between the late 1990s and the 2000s, which means original one-piece or three-piece fiberglass showers with a raised curb and framed clear glass. They are past service life, they cannot be refinished into something durable, and the alcove they sit in is usually wide enough for a far better shower.
Camas primary baths were laid out around a deck-mounted soaking tub. Removing it frees the single largest block of floor area in the room. Most of our Camas projects reclaim it as a wet room, a double-entry walk-in shower, or a longer vanity run with a proper linen tower.
A zero-threshold shower needs the pan recessed roughly 1.5–2 inches into the floor structure. On Prune Hill and Grass Valley homes that means working between joists, and when the bathroom sits over a finished room we plan the access before demolition instead of discovering it mid-project. Daylight-basement lots near Lacamas Lake are usually the easy case.

Moving the drain, going curbless over a joist bay or a slab, mosaic and large-format tile, frameless glass, thermostatic valves with body sprays — and any rot we find the day the tub comes out.
Keeping the existing drain and valve locations, one tile size in a simple stack or offset layout, a semi-frameless enclosure, and doing the work while a wall is already open for something else.
The exhaust fan and its duct run to the exterior, door hardware, 15% extra tile for cuts and a future repair, and subfloor work nobody can see until demolition. We put an allowance for it in the contract.
