What a shower remodel means
in Vancouver

Before the tile question, four local facts decide your scope, your permit path and your timeline. We work through all four on the first visit so nothing surfaces after you have signed.

City limits or Clark County

A Vancouver mailing address does not mean a Vancouver permit. Salmon Creek, Felida, Hazel Dell and Orchards permit through Clark County; addresses inside the city go through City of Vancouver Community Development. Different fees, different inspection queues. We confirm which one you are in from the parcel, not the mailing address.

When a plumbing permit is required

Relocating a drain, adding a valve, moving a wall, or converting a tub to a shower all require a plumbing permit and a rough-in inspection before the walls close. A like-for-like replacement in the same footprint generally does not. We pull the permit and pass the inspection under our license so the work is on record at resale.

The 1990s mortar-bed pan

Homes built here through the 1980s and 1990s used a mortar bed over a PVC liner with no bonded wall membrane — a system with a 20-to-25-year service life that is now expiring across Cascade Park, Hazel Dell and Northwest Neighborhood. If your grout is spreading at the corners or the floor sounds hollow, the failure is behind the tile, not on it.

Ventilation is part of the job

Clark County averages roughly 40 inches of rain a year, and a bathroom with an undersized fan or a duct that dumps into the attic never dries between showers. We size the fan to the room, run the duct to an exterior termination, and put both in the quote — because a perfect waterproofing assembly still grows mold on the surface if the room stays wet.

Permit requirements, fees and system charges change. Verify current requirements with the City of Vancouver or Clark County for your parcel — we handle submittal and inspections either way, and we will tell you which agency has jurisdiction before you commit to a scope.

What pushes the number up

Moving the drain, going curbless over a joist bay or a slab, mosaic and large-format tile, frameless glass, thermostatic valves with body sprays — and any rot we find the day the tub comes out.

What brings it down

Keeping the existing drain and valve locations, one tile size in a simple stack or offset layout, a semi-frameless enclosure, and doing the work while a wall is already open for something else.

What people forget to budget

The exhaust fan and its duct run to the exterior, door hardware, 15% extra tile for cuts and a future repair, and subfloor work nobody can see until demolition. We put an allowance for it in the contract.

In Vancouver, a same-footprint tile walk-in shower typically runs $12,000–$22,000, a prefab acrylic conversion $6,500–$11,000, and a curbless shower with a recessed pan and linear drain $18,000–$32,000. Widening the opening after a tub comes out puts most projects at $22,000–$38,000. Washington has no state income tax but does charge sales tax on the full contract — labor included — so budget for Clark County sales tax on top of the construction number.
It depends on where your address actually falls. Inside Vancouver city limits, permits go through the City of Vancouver Community Development department; if you are in Salmon Creek, Felida, Hazel Dell, Orchards or another unincorporated area with a Vancouver mailing address, you are permitting through Clark County instead — two different fee schedules and two different inspection queues. Either way, a plumbing permit is required once a drain or valve is relocated or a tub becomes a shower. A straight like-for-like replacement in the same footprint generally is not permitted.
The housing stock here works against showers in two specific ways. Homes built through the 1980s and 1990s almost always used a mortar-bed pan with a PVC liner and no bonded membrane on the walls, which lasts roughly 20–25 years before the corners start weeping. And our wet season means a bathroom with an undersized or unducted exhaust fan never fully dries out, so grout stays damp and mold colonizes the substrate. We check both on the first visit — the fan CFM and the duct termination are part of every shower quote we write.
Usually yes, and the crawlspace is what makes it feasible. A zero-threshold shower needs the pan recessed roughly 1.5–2 inches below the finished floor, which on a wood-framed floor means working between the joists — sistering, blocking and sometimes a header. With a crawlspace we can get underneath to do that properly. Slab-on-grade homes, which are more common in newer Vancouver subdivisions, are harder: there we either core and re-slope or build the whole bathroom floor up to meet the shower.
Plan on 2–3 weeks for a same-footprint tile shower and 3–4 weeks for a tub-to-shower conversion in Vancouver. The variable is inspection scheduling: the plumbing rough-in has to be signed off before we close the walls, and that queue moves at the pace of the jurisdiction, not ours. We sequence tile, paint and the vanity around the wait rather than sitting idle, and frameless glass is templated at the end while the shower is already usable behind a temporary curtain.
